Here are three things to consider when buying property:
1. Know the rules of the bid negotiation game
The decision to sell is made by the seller, not the realtor. The ranking of the buyers is therefore in the hands of the seller. The highest price or the first bid do not determine whose offer the seller will accept. Conditions, such as selling your apartment first or getting a loan, can sink you to the bottom of the list, even if the price offered is the highest.
2. Talk to your bank in advance
This is the best way to catch that apartment of your dreams, and often on good terms! If you know exactly how much money you can spend, you can make deals immediately. In this case, you are often the most interesting buyer for the seller.
3. Negotiate with respect
A frequently used negotiation tactic is criticizing the property in hopes of lowering the price. Criticism is acceptable, but it doesn’t always advance the negotiations. The visible defects and damages are already known to the seller and have been written down by a professional broker.
It's not relevant for the seller if the buyer doesn't like their color palette, the price will not be lowered for this. Very unusual solutions and color choices are already taken into account in the asking price.
